In what can be termed as a laudable act from the government of Telangana, the land and building owners’ of the layouts in gram panchayats are soon going to get their plots regularised. Provided their applications reach on time and processing fee paid.

The Telangana government, which, earlier had announced the Land Regularisation Act – LCA – will be applicable from the municipalities newly formed, and provided relief for the owners of lands and buildings of the unapproved or illegal layouts by regularising them on applications. Also, the scheme has been in existence for many years now and has been also governed by previous governments too. But only limited to urban areas and towns. And now, based on the requests poured in from numerous plot owners of those layouts under gram panchayats, the government has decided to start working on regularising those plots which are not legally approved.

Firstly, the government is going to verify those layouts and check on the income that can be pulled out through the regularisation scheme.

It is known that the basic amenities such as water connections, street lights, roads and drainage facilities will not be approved to the plots and buildings in illegal layouts. So, the government has ordered the Panchayat raj departments to form teams and inspect whether the layouts were given such facilities district-wise.

It has been reported that in some layouts sanctioned by Panchayats, there are buildings with ground plus four or five floors which is illegal and cannot be approved as the limit for panchayat sanctioned and regularised layout buildings is only ground plus two.

The reported reason for the increase in the number of unauthorised and illegal layouts in and around gram panchayats is that the market is far less in those layouts as compared to the urban and town layouts which would be regularised by GHMC and HMDA.

So, it is a good news to the owners of the plots and buildings in illegal layouts in gram panchayats as they soon are regularised. And if not, the amenities that are basically needed will be prevented and constructions can be halted. Note that the penalties for the late regularisations of layouts will be sky high.
